On March 12, IGIS Asset Management announced the official groundbreaking of a 40MW hyperscale data center in Choji-dong, Danwon-gu, Ansan-si, Gyeonggi Province.

The facility will be built at 624-3 Choji-dong, approximately 11,795.6 square meters. Designed to meet rapidly increasing demand for digital transformation and big data processing, the hyperscale data center will support large-scale cloud services and AI workloads. The building will consist of two basement levels and nine floors above ground, with a gross floor area of approximately 49,591 square meters. Completion is scheduled for the second half of 2027.

The project aims to establish a cloud/AI-ready facility that will accelerate the transformation of the Ansan Smart Hub—comprising the Banwol and Sihwa National Industrial Complexes—into a digital infrastructure cluster. It is part of an industrial advancement initiative designed to convert outdated industrial zones into hubs of creativity and innovation.

The site is considered strategically advantageous for data center development, particularly regarding power infrastructure and network connectivity. It benefits from reliable electricity supplied by the nearby Nam-Ansan and Moknae substations. In addition, network access points from Korea’s three major telecom providers are located within the site, allowing the facility to meet the diverse connectivity needs of future tenants flexibly.

The Ansan National Industrial Complex is located in the southwestern part of the Seoul metropolitan area and maintains optimal proximity to Seoul and other core IT infrastructure hubs. As a result, it is poised to emerge as a key digital infrastructure hub, with the IGIS project positioned as a leading development in the region.

Notably, the project also marks the first investment by global asset manager Invesco in the Asian data center market. This milestone reflects growing international recognition of the potential of the Korean data center market.

Samsung C&T, Korea’s top-ranked construction company, will undertake construction. IGIS and Samsung C&T previously collaborated on the Hanam Data Center project, where they successfully demonstrated their execution capabilities. Building on this experience, the two firms plan to strengthen their strategic partnership for future data center ventures.

The upcoming facility will feature an eco-conscious, high-performance design optimized for next-generation AI and cloud computing. It targets a Power Usage Effectiveness (PUE) of 1.4 or lower, significantly reducing energy consumption and carbon emissions during operations while maintaining robust computing capacity. This sustainability-focused approach aligns with the global trend in ESG-driven data center design.
