IGIS Asset Management has officially completed Factorial Seoul, the first third-generation office building in Seongsu-dong, Seoul. Developed in collaboration with Samsung Electronics and Hyundai Motor Group, the project achieved a 100% pre-lease rate before completion, with all tenants secured ahead of the building’s handover.

On the 4th, IGIS Asset Management announced that Factorial Seoul, completed on March 29, had achieved full pre-leasing. Tenant preparation is complete, and move-ins are scheduled for next month.

A Tech-Ready Office in Seoul’s Creative Hub

Factorial Seoul is a nine-story building with a total floor area of 21,060m² (approximately 6,370 pyeong), located in Seongsu-dong 2-ga. As an emerging business hub where fashion, IT, and creative industries converge, Seongsu-dong is experiencing growing demand for office space.

As the first third-generation office under IGIS Asset Management’s vision, Factorial Seoul incorporates cutting-edge technologies to enhance user experience and productivity. The building is specifically designed for TAMI (Technology, Advertising, Media, and Information) companies, which are shaping the future of office culture.

A New Standard for Tech-Integrated Workspaces

Construction began in November 2022, and Factorial Seoul was completed in just 13 months. The building is a Tech-Ready Building, developed through a collaboration between IGIS Asset Management, Samsung Electronics, and Hyundai Motor Group, seamlessly integrating robotics, IoT, and smart devices into the workplace.

Hyundai Motor Group has deployed F&B delivery robots, an automated parking system, and electric vehicle charging robots to enhance tenant convenience.

Samsung Electronics has integrated SmartThings IoT technology, enabling seamless management of HVAC systems, lighting, and office automation for an optimized smart office experience.

Pinpoint, a digital space operations company, has developed Factorial Seoul’s digital operating system (OS), ensuring a fully connected and intelligent workplace.

Flexible Spaces & Advanced Workplace Solutions

Factorial Seoul has also introduced SpaceClick, a subscription-based office service offering flexible lease terms and modular spaces such as lounges, meeting rooms, and focus rooms. The building features smart meeting solutions and advanced air quality control systems, fostering a healthier and more productive work environment.

The underground community space includes a café & bar, hot desks, a mid-sized meeting room, and a town hall accommodating up to 80 people, creating a dynamic and open workspace. This concept was inspired by how knowledge workers seek creative inspiration in alternative environments like hotel lounges and cafés.
