IGIS Asset Management has expanded housing solutions for South Korea ahead of its transition into a super-aged society. As the first domestic asset manager to develop a silver town through fund formation, IGIS has introduced KB Golden Life Care Pyeongchang County, a premium senior living community.

Pyeongchang County, the first silver town by KB Golden Life Care, a subsidiary of KB Life Insurance, opened in late December. Located in Pyeongchang-dong, Jongno-gu, Seoul, it consists of 164 units across five above-ground and two basement floors. The property is just 4 km from Seoul’s central business district (CBD) and offers scenic views of Bukhansan and Bukak Mountain, making it an ideal residential environment. The project involves remodeling an existing building into a silver town, and it is currently recruiting residents.

A silver town is a specialized senior housing facility designed to address safety, health, and social isolation concerns. These communities provide tailored services, amenities, and facilities to support elderly residents' well-being.

Pyeongchang County prioritizes resident comfort, featuring full-time social workers offering concierge services. Each unit is equipped with health-monitoring sensors that track stress levels, sleep quality, and emergency situations, ensuring 24-hour safety and care.

The facility also includes a variety of community amenities, such as a luxury spa, GX room, massage room, fitness center, healthcare facilities, and cultural and leisure programs. Additionally, essential features such as a rooftop garden and a primary healthcare clinic have been incorporated to enhance residents' quality of life.

With South Korea projected to become a super-aged society—where more than 20% of the population is over 65—the demand for senior housing continues to rise. Silver towns are generally classified into urban, suburban, and rural types. According to IGIS Asset Management, urban silver towns are in particularly high demand, as they allow residents to access medical services, cultural attractions, and recreational activities while maintaining close ties with their families.

KB Golden Life Care, a subsidiary of KB Life Insurance, will operate Pyeongchang County, leveraging its experience in managing nursing facilities and senior care centers in Seocho and Wirye.

A spokesperson for IGIS Asset Management said: "Silver towns are a well-established model in developed countries that have already addressed aging demographics. We expect this model to expand in Korea as the demand for elderly social care continues to grow. Starting with this premium silver town, we will continue to provide innovative housing solutions for senior residents and attractive investment opportunities aligned with evolving societal needs."
