IGIS Asset Management Co., South Korea’s largest real estate asset manager, achieved Five -star rating from Global Real Estate Sustainability Benchmark(GRESB) for the fourth consecutive year.
Each year, GRESB assesses and benchmarks the ESG performance of real assets worldwide. The GRESB Assessments are guided by what investors and the industry consider to be material issues in the sustainability performance of real asset investments and are aligned with international reporting frameworks, goals, and emerging regulations.
The 2021 ESG benchmark covers more than U.S. $6.4 trillion AUM (2020: $5.3 trillion), giving clarity and direction to the real asset investment market as a means to address complex sustainability challenges. GRESB data is used by hundreds of capital providers and thousands of asset managers to benchmark investments across portfolios and understand the opportunities, risks and choices that need to be made as the industry transitions to a more sustainable future.
IGIS Asset Management has been receiving GRESB evaluation every year since 2017 for the company's ESG policy and management asset, Autoway Tower.
This year, IGIS Asset Management received an all-time high of 94 points (out of 100) in sustainability evaluation. This is 6 points higher than last year (88 points). By field, they received 56 points (out of 62 points) in Environment, 18 points (out of 18 points) in Social, and 19 points (out of 20 points) in Governance.
IGIS’s score was significantly higher than the average score of GRESB evaluation (73 points), and took first place in the ‘East Asian Office’ and ‘Asia Unlisted Office’ categories, respectively. This is the fourth year that IGIS Asset Management has won the "five-stars" the highest rating in GRESB evaluation.
Autoway Tower (417 Yeongdong-daero, Gangnam-gu, Seoul) included in this evaluation is an eco-friendly building representing IGIS. In the middle of the building, from the roof glass to the second basement floor, the atrium is open to maximize natural light. The exterior of the building uses energy-saving curtain walls and eco-friendly insulation to reduce heating and cooling energy use.
In addition to architectural design, the building is continuously managed to save energy. In particular, by using a real-time energy diagnosis web service (Soft-BEMS) to track and manage energy consumption, the greenhouse gas emission of buildings last year was reduced by 6.7% compared to 2019. In addition, this building is producing its own electricity with one solar power plant with a capacity of 65Kw. It is the power that can turn on up to 1300 LED lights depending on conditions such as weather. Last year, the building's own electricity production increased by 15.5% compared to 2019.
Autoway Tower also conducted a water conservation campaign for tenants, reducing water use last year by 7.5% compared to 2019. During the same period, the building recycled heavy water for landscaping and cleaning, increasing water reuse by 27.1%. In the case of waste emission, compared to last year, it decreased by 9.4% compared to 2019.
Previously, Autoway Tower had also acquired ‘BD+C’ (new building) Gold certification through LEED (Leadership in Energy and Environmental Design), a global eco-friendly building certification system. IGIS Asset Management is also pursuing a plan to acquire Platinum certification, the highest LEED grade, in the 'O+M' (existing operation building) field that evaluates the operation and management aspects of Autoway Tower.
